About Our Roof Inspection Service

Most roof problems don't announce themselves until there's water in your living room. By then, what could have been a $500 repair has become a $5,000 emergency. Regular inspections catch problems while they're still small and affordable to fix.

Our inspections go beyond a quick glance from the ground. We get on the roof, check every critical area, examine the attic, and provide a detailed report with photos documenting what we found, good and bad.

Inspections are especially important before buying a home, after severe weather, when your roof reaches 10–15 years old, and annually for roofs over 15 years old.

When to Schedule an Inspection

Spring is ideal. You'll catch any winter damage while there's time for repairs before fall. Also inspect after any major storm with hail or high winds, even if you don't see obvious damage from the ground.

What a Professional Roof Inspection Covers

A detailed look at what we check, when to book an inspection, and how to use your inspection report to plan maintenance and budget with confidence.

Our Roof Inspection Checklist

A meaningful inspection goes well beyond a glance from the driveway. We look at the roof surface, every detail where water can enter, the attic underneath, and the drainage system that carries water away. Every finding is photographed so you can see exactly what we saw.

  • Shingle condition: granule loss, curling, cracking, blistering, lifted or missing shingles.
  • Flashing at chimneys, walls, valleys, skylights and dormers.
  • Vent boots, roof vents and exhaust caps for cracks, gaps and failed sealant.
  • Ridge caps and hip shingles.
  • Drip edge, fascia and soffits along the roof perimeter.
  • Eavestroughs and downpipes: slope, debris, leaks and discharge locations.
  • Attic: signs of leaks, mould, frost, ventilation balance, insulation depth and condition.
  • Evidence of pests, such as chewed vents or soffit entry points.

When You Should Book an Inspection

Some homeowners only think about their roof when it leaks, but the best time to inspect is before there's a problem. Certain moments make an inspection especially worthwhile.

  • Before buying a home: a general home inspection rarely includes a close-up roof assessment.
  • Before selling, so you can address issues on your terms rather than in negotiations.
  • After severe wind, hail or a heavy ice season.
  • When your roof reaches 10–15 years old, and annually after that.
  • If you notice granules in your eavestroughs, ceiling stains or higher-than-usual energy bills.
  • Before deciding between rejuvenation, repair or replacement.

Reading Your Inspection Report

Your report organizes findings by area and priority. Items that need attention now (active leaks, failed flashing, missing shingles) are separated from items to monitor or budget for over the next few years. You'll also get our honest estimate of the roof's remaining service life, which is invaluable for planning major expenses rather than reacting to emergencies.

If repairs are recommended, we'll explain what each one involves and why it matters. You're under no obligation to have us do the work.

Why the Attic Matters

Many roof problems start underneath the shingles. Poor ventilation lets heat and moisture build up in the attic, which can bake shingles from below in summer and lead to frost, condensation and mould in winter. Missing insulation or air leaks around pot lights and attic hatches warm the roof deck and set the stage for ice dams. Looking at the attic tells us how well the whole roof system is working, not only how the shingles look today.

Inspections for Home Buyers and Sellers

A roof is one of the most expensive components of any home, so knowing its true condition before closing is just good due diligence. Our photo-documented reports give buyers a clear picture of what they're purchasing and give sellers a credible record of the roof's condition to share with prospective buyers. If issues are found, a written assessment can help both sides negotiate fairly.

Frequently Asked Questions

Common questions about roof inspection services.

QHow often should I have my roof inspected?

Annually once your roof is over 10 years old. Every 2–3 years for newer roofs. Always after severe weather.

QCan you inspect during winter?

Yes, though snow cover limits what we can see. We'll note anything obscured and recommend follow-up if needed.

QDo you provide inspection reports for real estate transactions?

Yes. Our reports are detailed enough to satisfy most buyer due diligence requirements.

QWill you repair problems you find?

We can usually address minor issues during the inspection visit. For larger repairs, we'll provide a separate quote.

QHow long does a roof inspection take?

A typical residential inspection takes about an hour, depending on roof size, pitch and attic access. You'll receive a written report with photos afterward.

QDo I need to be home for a roof inspection?

It's helpful if someone can provide attic access, since the attic is an important part of the inspection. The exterior portion can be completed without anyone home.

QCan a drone replace a roof inspection?

Drones are useful for photographing steep or fragile roofs, but they can't lift a shingle, test flashing, or check the attic. We use hands-on inspection wherever it's safe to do so.

QWhat's the difference between a home inspection and a roof inspection?

A general home inspector covers the whole house and often views the roof from the ground or a ladder. A dedicated roof inspection is performed by roofing specialists who examine the roof surface, flashing, ventilation and attic in much more detail.
